Two Different Soils, Two Different Foundation Problems

Most of the cities we serve — Plano, Allen, Frisco, McKinney, Richardson, Garland, Wylie, Murphy, Sachse, Prosper, Celina, Rockwall, Mesquite and much of Dallas — sit on Blackland Prairie clay. This is some of the most expansive soil in the country. It swells hard when it rains and shrinks hard when it dries, and that cycle is what cracks slabs across North Texas year after year.

Head west toward Fort Worth and the geology changes. Homes there sit on a mix of Eagle Ford shale and limestone formations, which move differently and often need a different pier depth and a different repair approach than a home in Plano would. A contractor who treats every DFW home the same way is guessing.

What We See By Area

East and central Plano, Richardson, Garland and older Dallas neighborhoods are largely 1970s–1990s slab homes now showing decades of accumulated settling: stair-step brick cracks, sticking doors, sloping floors, and aging cast iron pipe under the slab that fails right when the foundation moves.

Frisco, Prosper, Celina and West Plano are newer construction, often built on fill soil. These homes tend to show rapid early settling — drywall cracks appearing within a few years of closing — which is a different problem with a different fix.

McKinney, Allen, Wylie, Murphy and Sachse fall in between, with a mix of housing stock and mature trees whose roots pull moisture out from under the slab during drought.

And because we also hold a Master Plumber license (MP-37229), we can run a hydrostatic test and repair under-slab plumbing on the same job — no second contractor, no second invoice, no argument about who caused the leak.
